The question we get most about Villa 1 is simple: who sleeps where? So here's the 4 bedroom villa in Cabo San Lucas room by room, to sort out the sleeping plan before anyone books flights. The short version: one king master suite, three queen bedrooms, a private bathroom for every bedroom, and a half bath off the living room. It sleeps eight.
The bedroom layout
Here's how the rooms break down (sizes are approximate):
- Master bedroom, about 450 sq ft: king canopy bed, private balcony over the beach, TV, Sonos, bathroom with jacuzzi tub, rain shower and dual sinks.
- Guest Bedroom 1, about 200 sq ft, downstairs: queen bed, private bathroom with shower, TV, zoned air conditioning, easy outside access.
- Guest Bedroom 2, about 200 sq ft, upstairs: queen bed, private bathroom with shower, TV, zoned air conditioning.
- Guest Bedroom 3, about 200 sq ft, upstairs: queen bed, French balcony, private bathroom with shower, TV.
- Living room, about 850 sq ft: pool table, large TV, Sonos, half bathroom.

Who usually takes which room
For four couples, the fair way is to draw lots for the master and give the downstairs room to whoever wants to come and go without passing through the house. Families usually put parents in the master, which has space for a crib, and older kids or teens in the upstairs queens. Grandparents tend to prefer Guest Bedroom 1 downstairs, since it avoids the stairs.
All four bedrooms have queen or king beds, so the villa works best for couples or pairs happy to share. There are no twin rooms or bunk beds.
Bathrooms: why 4.5 matters
Plenty of 4 bedroom villas in Cabo have three bathrooms, which means a queue before dinner. At Villa 1 every bedroom has its own bathroom, and there's a half bath downstairs for guests at the pool. There's also an outdoor shower on the terrace for rinsing off after the beach.

Shared space for eight
The ground floor is open plan: kitchen with island seating, a dining table, the living room and full-width doors to the pool terrace. Outside there's shaded lounging, the infinity pool, a hot tub, a patio with an open fire, and an outdoor kitchen with BBQ. A laundry room with washer and dryer helps on longer stays.
4 bedrooms vs 3 or 5
A three-bedroom condo for eight usually means someone on a sofa bed. A five-bedroom villa costs noticeably more and is often further from the beach or town. For six to eight people, four real bedrooms with four private bathrooms hits the balance. If there are only four to six of you, the house simply gives everyone more room, and the rate is for the whole villa either way.
Sample sleeping plans
Three ways groups have split the villa:
- Four couples: draw lots for the master; the other three queens are similar in size, each with a private bathroom.
- Family of six with grandparents: parents in the master, grandparents in Guest Bedroom 1 downstairs, two kids in each of the upstairs queens.
- Two families: each family takes one upstairs floor area (master plus one queen, or two queens), and the downstairs room goes to whoever has the youngest kids or needs a quiet room for naps.
- Six friends: three rooms for couples, one room as a quiet space for whoever needs an early night before fishing.
