Every listing calls itself a luxury villa in Cabo San Lucas, so the word has stopped meaning much. Here is what it means at Villa 1, specifically: four en-suite bedrooms in about 3,200 square feet, a private infinity pool and hot tub, beach access on the swimmable side of Cabo, and a resort around you with a spa, concierge and restaurant.
We'll also tell you what it isn't. It isn't a 10-bedroom clifftop estate with a full-time staff living on site. It is a well-finished beachfront house that runs smoothly and puts you a short walk from the best of Cabo San Lucas.
The finishes and the rooms
The master suite has a canopy king bed, a private balcony over the beach, a jacuzzi tub by the window and a bathroom with dual sinks. Each of the three queen bedrooms has its own bathroom, several with marble showers. Throughout the house you'll see original artwork and handcrafted metalwork rather than generic rental furniture.
The living room is built for evenings in: full-width sliding doors to the pool, a large TV with Apple TV and cable, a Sonos system and a custom pool table. The kitchen is fully equipped with island seating, an espresso machine and an ice machine, and there's an outdoor kitchen with BBQ on the terrace.

Service: what's on call
Luxury in a villa mostly comes down to service. At Villa 1 there's a 24/7 concierge, and on request we arrange a private chef, private airport transfers, grocery pre-stocking and help with boats, golf and restaurant bookings. Luxury villa options in Cabo compared
If you're weighing luxury villas across Los Cabos, the choice is really about location:
- Pedregal: gated hillside above the Pacific, huge views and big estates, but steep roads and no swimmable beach.
- Tourist Corridor (Palmilla, Chileno, Cabo del Sol): golf and calm coves, but you drive to every dinner.
- Médano and the marina: walkable, swimmable, lively. This is where Villa 1 is.
- San José del Cabo: quieter town, art district, rougher surf on its beaches.
Where the luxury money goes further

The small stuff you notice by day two
Big features sell a villa; small ones make the stay easy. At Villa 1 those include an ice machine (a group of eight goes through a lot of ice), an espresso machine, terry towels and bathrobes, slippers and hair dryers, a safe, zoned air conditioning in the guest rooms, an outdoor shower for rinsing off sand, and a free parking garage if you rent a car.
Arrival is the other part people remember. Pre-booked transfers mean nobody negotiates with drivers at the airport, and grocery pre-stocking means the fridge is full when you walk in.
