Villa 1 is also listed on Airbnb and VRBO, and you're welcome to book there. Book direct, though, and it's the same Cabo villa on the same dates for less money. Why that is, how payment works and what protects you when you book with an owner are all below.
Why the direct price is lower
Booking platforms take a cut: a host fee, a guest service fee, or both, depending on the platform. When you book on villa1.com, that fee doesn't exist, and we pass the difference on. Our pricing engine sets the direct nightly rate below what the same nights cost on Airbnb and VRBO, every night of the calendar, and the booking widget shows you the saving for your dates before you pay.
That gap grows with the length and season of the stay. On a holiday week in a four-bedroom villa, platform fees alone can run into four figures.
The full price, upfront
The total on our booking page includes the nightly rate, the cleaning fee and Mexican taxes (IVA and the state lodging tax). There's no extra fee added at the last step. Longer stays get an automatic length-of-stay discount on the direct site.
Payment options: split cards or bank wire
We built checkout around how groups actually pay:
- Card payment with instant confirmation, processed by Square.
- Split the total across up to five cards, so no one organizer hits a card limit.
- Bank wire with no card processing. A wire request holds for 48 hours, and your dates are secured once the funds arrive; if they were booked in the meantime, we refund in full or offer other dates.
- You won't be charged until you confirm on the booking page.
How booking direct works, step by step
Pick your dates and guests in the booking widget. You'll see the nightly average, the total with taxes, and the saving versus Airbnb. On the booking page, add any extras (like airport transfers or grocery pre-stocking), enter your details, choose card or wire, and confirm. You get a booking confirmation by email with your dates, total and payment details, and we're in touch before arrival with check-in information. Check-in is from 4:00 PM and check-out by 11:00 AM.

Why trust a direct booking
Booking outside a platform is a fair thing to be careful about. Here's what you can check:
- The villa is a real, named unit at Hacienda Beach Club & Residences, Paseo de La Marina 4732, Cabo San Lucas.
- Card payments go through Square; we never ask for card numbers by email.
- Only wire to the account shown on your booking page and confirmation, never to details sent in a different way.
- Call us on 281-789-CABO (2226) or email host@villa1.com before you pay.
- Our terms and conditions set out the rental agreement in full.
When a platform might suit you better

An illustrative example
Say a week at a four-bedroom villa has a nightly rate that adds up to $20,000 before taxes. If a platform's combined fees come to around 15% of that, those fees are about $3,000, paid by the host, the guest or both, and in the end built into the price you see. Booking direct removes that cost, which is why we can set the direct rate lower and still come out even. The exact saving for your dates is shown live in the booking widget, calculated from our actual Airbnb and VRBO prices.
